Speaker 1: What happens when you need to sell your house now? Do you want to figure out what the market value of your house is? What are you looking for? What are you considering whether you’re going to list it or you need to sell your house for cash to somebody like us. This is the kind of things that you want to look for. What does your kitchen look like? Is it updated? Is the bathroom update? What kind of work needs done to the house is the electrical bad, is the roof bad, things like that, et cetera, et cetera, et cetera. We’re happy to do that because what we’re going to do is now we’re going to pull comps for the houses in your area and what comps is is basically what houses are selling for in market value condition in your neighborhood and then when I get that value, we’re going to go ahead and see what we need to do to the house.
So then you’re going to weigh your options. Is it worth selling it right now to us for cash? Sometimes it is, or is it worth you putting all the money and the time and effort into it to try and get that market value? Because sometimes depending on what your house needs or doesn’t meet, it might actually on paper make more sense to list the house and get as much money as you can for it. But sometimes that’s not a possibility. And when you start adding up your costs of construction and what it’s going to take to get your house to market value, it may actually make more sense to sell right now to us for cash because we can close on your timeline. You don’t have to do anything for the house. It just becomes more convenient.
Some things I’m working to look at when we come through a house to gauge that, is we’re going to walk through the kitchen and this happens to be a house that we just recently sold, so everything looks really nice and here, or one of the kitchen we’re going to look at the plumbing might look under your sink, right? To see what that plumbing looks like. Is everything that you could shape. Countertops. Paint, is there chipping in the walls, things that need to be done. These are things that you’re going to have to consider yourself even if you choose to do it, right? So follow me. Let’s take you through the house.
We want to look at the flooring. What shape is the flooring? Is there carpet in here? Is there wood? Is it damaged lights? Outlets? Is the outlets up to code? Sometimes in older houses, maybe they’re not grounded. Maybe downstairs in the basement there’s some stuff that needs fixed. These are some things be consider.
Out front, what’s the exterior look like. Does it need painted? Is it a brick house? Is it siding? Is it shingles? What is it? Does it need replaced? Is it going to be comparative to a lot of the houses that are selling in your market? Let’s just take a quick walk upstairs. I’ll show you some things to look for up here.
Maybe get some water spots in the ceiling. Could be an indication of a past leak or currently things like that. Come to the bathroom real quick. I know the fan’s pretty loud and I would say the plumbing would like in here are things leaking? Is there mold around the tub, is the tub damaged, is the tile damaged, stuff like that. Not a big deal. You can live in these circumstances, right? But when are you going to put your ass on the market? You want to get the most it. So like I said before, if you’re considering fixing the these things, then get prices on it. See what it would cost to fix that up and make it look like this. If you can make it look like this on your own, then that’s awesome. But sometimes that’s not a possibility and that’s where we come in to help.
